Property 88 is the Gold Coast's private property concierge: one advisor, a hand-picked portfolio, and access earned through twenty years of developer relationships.
Every premium off-the-plan apartment on the Gold Coast is sold by someone who works for the developer. Property 88 exists for the person writing the cheque.
What we do
A project marketer answers to the developer. A generalist buyer's agent rarely lives in this product. Property 88 sits in the space between: a specialist in premium Gold Coast apartments, working only for you.
That means the questions come before the listings. We ask about your goals, your timeline and how you intend to live with or hold the property, then map you to the project that genuinely fits, or tell you plainly when neither does.

Contract walk-throughs, construction-milestone updates, settlement and leasing coordination, handled by one person from start to finish.
We decline more projects than we represent. The two we currently carry earned their place against developer track record, builder, body corporate design and resale fundamentals.
The portfolio
A concierge can't serve everyone, and a portfolio shouldn't try to. We represent a small number of projects at a time so each one can be known properly: the stack, the floorplates, the timeline, the people building it. Right now there are two.

Late in the year the Gold Coast median unit price overtook Sydney's for the first time. Quality stock is scarce: registrations fell 6.3 per cent and a large share of the 2028–29 pipeline carries real delay risk.
None of that is a reason to rush. It's a reason to be properly advised before you commit to an unbuilt apartment, by someone who already knows the developer, the building and the contract you're signing.
