Why only two
Most agencies list as many projects as developers will give them. We don't. A concierge can only know a handful of buildings properly: the stack, the floorplates, the timeline, the body corporate, the people delivering it. And properly is the only way worth doing it.
So we carry two projects at a time, sometimes three. Each is chosen on its own merits, and each can be added to or replaced as the right opportunities come along. What you see here is the current portfolio, not a back catalogue.
Our vetting criteria
Before we represent a project, we assess it the way we'd assess it if we were buying ourselves. Four things matter most.
Who is delivering this, what have they finished before, and did those buildings hold up, in quality and in value.
The builder behind the contract, the realism of the timeline, and the honest probability of completing on schedule in a market where delays are common.
How the building will run once it's lived in: the floorplate logic, the amenity that's genuinely usable, and the cost structure owners inherit.
Scarcity, location, configuration mix and comparable evidence: the things that decide whether the residence holds its value after settlement.
If a project doesn't clear all four, we don't represent it. That's the point of a concierge: the filtering happens before you ever see it.
